CFS specializes in innovative ways to transition on-site challenges with topography, geological features, subsurface groundwater, floodplains, and ecosystems into opportunities to highlight the character of a location. Based on the zoning and programming requirements, we work with design teams to determine a structure’s size, location, stormwater management requirements, lighting, signage, trip generation impact, pedestrian amenities and vehicle circulation. CFS maintains relationships with local municipalities and regulatory agencies in hundreds of communities throughout the Midwest in order to successfully navigate the detailed and often delicate planning and zoning process. We often assist in applications to change platting and zoning for a site, and our land surveyors provide legal exhibits for changes to property dimensions and lot divisions. We have helped our clients with the development of industrial parks, sports complexes, entertainment districts, multi-use, residential and retail centers.
Mission Gateway | Shawnee, Kansas
The previous Shawnee Plaza Shopping Center was nearly vacant suffering from a bad economy and lack of vehicular access. Christie Development parceled together the existing center and captured undevelopable property within the right- of-way between Shawnee Mission Parkway and Midland Drive. The recovered property was used to create 3 outlets for restaurants and a specialty grocer. A new signalized intersection at Shawnee Mission Parkway and Noland Road, near the center of the site, was developed to provide appropriate access to make the retail space and pad sites viable.In order to make these improvements, CFS engineers had to work closely with the City of Shawnee to implement a new compact, urban minimum right-of-way section of only 40 feet in width.
Carson Street Towers Housing & Mixed Development | Overland Park, Kansas
Designed for the modern lifestyle, Carson Street Towers offers unprecedented, all-inclusive luxury living in Overland Park. The project is nestled within a 1.1 million square foot retail village with premier shopping and dining providing high quality amenities for the residents. The project opened in 2020 includes 252 dwelling units on the upper floors, 5,000 sf of retail, and 8,000 sf of office. Residents park their vehicles in the adjacent parking garage, within the parking court, under the building or curbside. Aspen Square Inc. hired Hoeffer Wysocki to be the architect and CFS Engineers to provide site design for this new development. CFS was responsible for civil engineering, landscape, geotechnical and surveying services for the site, building, surface parking and parking garage.
Summit Crossing Apartments and Townhomest | Kansas City, Missouri
Summit Crossing offers impressive luxury townhomes and apartments for residents to live, entertain and relax. This new community combines the unique fusion of sophistication and style. Located near the intersection of Highway 350 and Interstate 470, this community is very convenient to the metro area. Phase One was completed in 2017 and includes multi-unit apartments with a total of 144 units in nine separate buildings. Phase two was completed in 2018 with ten townhomes for a total of 60 units. Phase three was completed in 2020. This phase includes six 6-Plex on slab, ten 8-plex on slab, and two 8-plex with walkout basements for a total of 132 units. The project provides many outdoor amenities including two pools, two playgrounds, walking paths, dog park, pickleball courts, soccer field, and shelters.
The Nest KU Apartments | Lawrence, Kansas
Trinitas Ventures LLC hired KJG Architecture and CFS Engineers to complete the planning and engineering for this student housing / multi-family development. CFS completed conceptual layout, entitlement and construction documents for this 30 acre site. The project includes 96 residential buildings (270 units), a clubhouse, a swimming pool, a disc golf course, sand volleyball pit and a soccer field, maintenance building, and surface parking areas.
Main Street Senior Living | Leawood, Kansas City, Olathe, Overland Park and Topeka, Kansas
Mainstreet Development, LLC hired CFS Engineers to design five new facilities in Kansas. They brought a new type of senior living to these communities focused on the fusion of world-class healthcare and personalized hospitality to create a unique and memorable experience. The facilities typically provide a range of housing types from assisted living and rehabilitation to skilled nursing. Each facility ranged from 94-100 resident beds. CFS provided the engineering design, surveying, platting, traffic impact studies, on-site Storm Sewer Design, on-site BMP/Water Quality Treatment Design, Construction Staking, Inspection and Testing, Construction Administration, and Geotechnical Evaluation Services.
